Daylight and Sunlight Study for Planning
- Get Planning Approval
- High Quality Report
- Prompt Delivery
We can provide you with a daylight & sunlight report to support your application.
Blue Sky Surveyors offer a range of daylight & sunlight services for planning. Below, you will find details on some of the services that we offer.
Impact on neighbouring properties
If a planning authority have requested that you provide a daylight & sunlight assessment detailing the likely impact on neighbours, then we can help. We will build a 3-D CAD model of your proposal and run all of the required assessments as outlined in the BRE Guidelines: site layout planning for daylight and sunlight: a guide to good practice (BR209).
We will then outline the results of the study in a formal report which can be submitted in support of your planning application.
If you wish, or need, to minimise the impacts to the neighbouring properties (to improve the chances of the planning authority accepting the application), we can work with your architect to amend the design in order to adhere to the BRE guidelines.
Need a quote? Send us an email at info@blueskysurveyors.co.uk with your proposed drawings and planning authority requirements. We will get back to you with a formal quote within 24 hours.
Daylight & Sunlight within the development
Sometimes local planning authorities will require you to show that the proposed units in your development will meet the minimum daylight & sunlight requirements as outlined in the BRE guidelines. We can model your proposal and run an internal daylight & sunlight assessment which will show what light levels will be enjoyed within the proposed units. We will then outline the results of this assessment in a formal report which can be submitted in support of your planning application.
Maximum Envelope Study
A maximum envelope study will help your architect early on in the design process by providing a maximum massing parameter in which the BRE recommended guidelines for daylight & sunlight will be met. We can provide you with a 3-D maximum massing model which can be easily utilised by your architect.

What is right to light?
A right to light is an “easement” which is enjoyed by one property (the dominant party) and burdens another property (the servient party).
Do you enjoy a right to light?
You must be able to establish that you do indeed enjoy a right to light in order to be able to enforce it. The most common way of acquiring a right is through long-term enjoyment, which is outlined in the Prescription Act 1832.
What about compensation/damages?
The primary remedy for an infringement to a right to light is an injunction. However, in recent years judges have used discretion and sometimes awarded damages in lieu. There are many factors that can contribute to the likelihood of an injunction being granted.
Who may have a right to light?
Anyone with a proprietary interest in a property.
What is an infringement to a right of light?
If the erection of a building, or extension to an existing building, reduces the daylight to a room (or rooms) within a neighbouring property to below a threshold level, then this would constitute an infringement.
Releasing a right to light?
It is sometimes possible to reach a financial settlement with a neighbour for a release of their right to light and doing so will address the risk. However, it must be remembered that you cannot force an affected neighbour to accept compensation to release their right to light; although, in the vast majority of cases an agreement can be reached.
